We need an experienced professional who possess strong leadership, organizational skills, and takes responsibility for delivering the highest quality of services to our residents.
Responsibilities The Assistant Manager's duties and desired characteristics include but are not limited:
Show available units and perform accurate completion of all lease applications, including performing credit and background verification and notifying prospective residents of results.
Process lease renewals and transfers including walking the apartment prior to issuing lease renewal Handle all details of move-ins and move-outs (SODAS), giving special attention to apartment inspection check-ins and check-outs Direct employees and/or contractors in performance of maintenance and repair work Approve bills and negotiate and/or approve contracts for service within the parameters of the approved operating budget Review and participate in monthly operating financial statements and budget to actual variance explanations.
Work with residents to resolve complaints Maintain tenant files Handling Delinquent Resident Accounts in accordance with company policies Work with attorneys regarding legal proceedings such as evictions Establish, monitor, and enforce operating policies and procedures in accordance with company Policy and Procedures Greet prospective residents in a friendly and professional manner.
Working with the maintenance staff to ensure the make ready apartments are repaired before move ins or showings Physically inspect property on a daily basis to make sure that the buildings, grounds, and amenity areas are at its highest level of quality.
Prepare an annual operating budget; manage income and expenses in accordance with the approved operating budget Conduct all business in accordance with company policies and procedures, Fair Housing, ADA, Fair Credit Reporting Act, and all other laws pertaining to apartments.
This position requires 24/7 attention to emergencies on the property Job Requirements Prior residential property management experience is required with a minimum of two years as an Assistant Property Manager The ability to successfully handle multiple priorities Must have good problem solving and excellent customer service skills Yardi and/or PayScan experience preferred Ability to work under pressure with attention to detail Reliable personal transportation Benefits We offer competitive benefits to all of our employees including health, dental, 401k and paid days off We are a drug free equal opportunity employer.
